How does the "Design and Build" system work?
It is a modern system of project implementation. It lets us adjust construction plans to changing conditions and technical capabilities without the need to amend a contract. It has been designed to improve the execution of an investment project while minimising costs to the benefit of the Investor and the Contractor.
The Design and Build system transfers most of activities on the contractor, i.e. the contractor is responsible for a detailed design, a construction permit and performance of construction and assembly works. On the one hand, it is a huge responsibility, and on the other hand, a chance to apply the most convenient and proven construction and assembly solutions depending on what tools, machines and manpower the construction company has. Whereas, the Investor/Principal is responsible for drawing up a contract and tender/order for construction works that shall specify the intended use and functionality of the investment, set technical, economic, material and architectural requirements.
Owing to that, a general building contractor, by undertaking to perform construction works, will execute them in line with the Investor’s vision while maintaining a large freedom for action and a space for optimising the costs of construction.
